The house was ready. We needed a sale that kept their next purchase on track.
The first time I walked in, I had virtually no recommendations. The home was pristine. But the seller was under contract on their dream home, and that purchase depended on selling Campbell Drive. We had a tight timeline with very little room for error.
After researching the market and discussing several pricing options, we chose a price intended to attract a buyer quickly, with the possibility of competition. We received one offer on day three—and it was a strong one.
The buyer was concerned about competition and offered full price, waived inspections, and included a free rent-back. Those terms were particularly valuable to a seller coordinating two settlements.
Why the terms mattered—and a look inside
This is something I tell sellers all the time: the final sales price isn’t always the most important part of the deal. The inspection waiver removed one potential hurdle, while the free rent-back gave this seller flexibility as they coordinated the move to their next home.
The home ultimately sold for $769,000. In this case, our work centered on pricing and the terms of the sale, with virtually no preparation recommendations.
